Transforming Current Liabilities into Future Opportunities
Forsite has over 20 years of experience in repurposing and redeveloping heavy industrial and fossil generation sites. We deploy a comprehensive redevelopment strategy to ensure key infrastructure is saved to ensure new industrial uses and renewable power generation can be fast tracked.
We work extensively to ensure communities, regulators and stake holders are on board. We do this by creating a thoughtful redevelopment plan, preserving key infrastructure and developing projects that are viable, sustainable, mindful of the sites environmental conditions.
The Future May Seem Uncertain
There is a lot of uncertainty about what’s next for industrial facilities, especially when they’re facing closure.
How to close responsibly, how to take your workforce and local community into account, and how to go through the process of environmental cleanup all are hurdles that need to be considered carefully. It may not be clear what the path forward looks like or how to take it without accepting a lot of uncertainty and risk.
Where You See Liabilities,
Redevelopment of your existing real estate gives you more options and provides more benefit for the local community and economy. Many times, sites we redevelop will even attract new industries to the area that create new jobs and revitalizes entire cities.
For every project, we create a thoughtful redevelopment plan that works well for the seller and the local area. That plan could include supporting renewable energy development, stream and wetland mitigation, conservation easements, or recycling heavy materials that other industries need. Our creative approach means are able to see many possibilities where others may see none.
We Don’t Just Aquire. We Transform.
At our core, Forsite Development is a real estate redevelopment group. Over the years of doing this work, we found that many sellers felt they couldn’t transact on their properties because of existing environmental liability, underwater properties, or concerns about the impact it would have on the environment, community, and existing jobs in the area.
Our team has a long history of seeing opportunities where others see limitations.
Repurposing & Recycling Existing Infrastructure
The building itself, the land it stands on, the materials it uses, and the connections it has are all opportunities we see for repurposing and recycling for future use. Many times, there are other industries that are in need of materials, land, or resources that are at risk of being lost in the process of a poorly executed closure.
We believe resources shouldn’t be wasted.
Renewable Energy Transition
Although this is not always an option for every property, whenever possible, we identify and transition existing infrastructure into renewable energy sources including solar, battery, wind, and other opportunities.
An active connection to the energy grid is a vital component of this transition and making sure that connection remains active throughout closure is key.

We Understand This Process
We understand the pressure you’re under as you face shuttering your facility. But we also see the future value of the assets, land, material, and connections.
What you may see as a liability, we see as an opportunity.
Sellers shouldn’t have to struggle through managing this process on their own while facing the immense risk that getting it wrong poses. Getting this wrong leaves you and the community you serve vulnerable to future risk.
We know there’s a better way.
At Forsite Development, we have the experience, track record, and systems to help you close down in a way that poses less risk, more security, and more confidence in the future.
In our years of doing this, we have had zero properties boomerang back to the original owners.
Here's How toGet Started.
1. Schedule an Intake Call
On this call and the early project scoping, we will determine the best exist strategy for your facility and put together a plan and offer.
2. Make the Transaction
From here, the transaction is finalized and the money goes into an environmental escrow account pending milestones of the project.
3. Walk Away Confidently
Our zero-boomerang track record and the additional insurance we pull out on our work on your behalf means you can walk away knowing the property isn’t something you need to worry about anymore.
