North Carolina’s Forsite Development has completed the demolition of the former Consumers Energy coal-fired power plant in Luna Pier south of Monroe on Lake Erie and has begun redevelopment. The company says the site is ideal for manufacturing, warehousing, and logistics.
“We look forward to turning our attention to redevelopment of this property, which checks all the boxes in terms of location, infrastructure, and access,” says Tom McKittrick, CEO and founder of Forsite. The company purchased the former plant in October 2017.
The nearly 250-acre site is located off I-75 between Detroit and Toledo, and McKittrick says the location is graded, compacted, and ready for building. It includes a 50-acre compacted pad that can accommodate a building up to about 750,000 square feet.
Forsite partnered with Midland’s Bierlein Cos. for demolition and Austin, Texas’ Energy Renewal Partners for decommissioning. Forsite also purchased the former B.C. Cobb plant in Muskegon, where work continues and is expected to wrap up in the coming months.
The Luna Pier location has extensive rail infrastructure and direct access to I-75, making it ideal for truck-to-rail uses. Forsite is exploring the potential to create barge capabilities on the site or connect users via rail to the neighboring Port of Monroe.
Houston Roberts, a partner at Forsite who is marketing the site, is working with the Monroe County Business Development Corp., the Detroit Regional Partnership, and the Michigan Economic Development Corp.
Forsite was founded in 2004 and has redeveloped 7 million square feet of industrial facilities on more than 3,000 acres. The company also acquires sites with legacy environmental conditions and remediates them to closure.
